Rental handovers
Rental turnover: where carpet and sofa cleaning fit
A tight turnover is easier to manage when the order of work is clear. Freshly cleaned carpet can be tracked over by a repair crew, and a sofa may still need drying when the next guest arrives. Put the key dates and access arrangements together before booking the fabric-cleaning visit.
Start with the handover requirements
Check the lease, management instructions or guest schedule for the actual expectations. List the carpets, rugs, sofas and mattresses you want assessed. A fabric-cleaning appointment should not be assumed to include a whole-property turnover, repairs, linens or ordinary housekeeping.
If you need a receipt or a particular description of the completed work, ask in advance. Cleaning cannot guarantee a deposit return, a guest rating or acceptance of pre-existing damage.
Do the work that makes dirt first
Discuss repairs, painting, floor work and furniture moving with the people doing them. In general, it is sensible to avoid sending dusty or muddy work through a room after its fabrics have been cleaned. Confirm the actual sequence rather than relying on everyone to work around one another.
Tell us if construction will still be underway. Access, debris and the condition of the home can change what is practical. Do not use a cleaning booking as a substitute for resolving an active leak or other building problem.
Photograph the empty or accessible space
Once belongings are out, send clear photos of the rooms and any stains that were hidden by furniture. For furnished rentals, show what remains and identify heavy pieces that cannot move. Give approximate room or rug sizes and mattress sizes.
Mention pet accidents, smoke or other odor concerns and any previous treatment. Document worn areas and permanent damage separately. Keep that record for your own handover discussion; do not describe every discoloration as a removable stain.
Leave a drying window
Tell us when the next occupant or delivery is due. Ask how the selected materials should be left after cleaning and what signs to check before use. The last hour before check-in is a poor time to discover that a thick cushion is still damp.
Arrange someone who can secure the property afterward while following the drying instructions. Do not place bedding, throws or protective plastic over damp materials just to make the room look finished.
Keep one person responsible for access
A tenant, owner, building manager and rental host may all have different instructions. Choose one contact to confirm the scope and approve changes. Make sure keys, elevator reservations and work hours are settled before the visit.
- What is being cleaned and what belongs to another trade or housekeeping visit.
- When furniture and repair crews will leave.
- Who opens, checks the work and locks the property.
- When the space must be ready for normal use, including drying time.
